Looking to increase your earnings and skills with a growing Real Estate Company? Are you an good at and enjoy calling and talking to people? That's great! We need a Cold Caller, with Lead Mining skills, and some Podio and Excel Skills.

Real Estate Investing Company seeking Virtual Real Estate Assistant for US Clients. Must be a highly motivated individual to work 12 to 15 hours a week remotely and independently (3-4 hours a day). Interested candidates should be reliable, have a flexible schedule, strong customer service skills, fluent in English (Spanish a plus), database entry and multi-tasking skills including Excel. Must have at least 3 years real estate outbound, sales, and telemarketing experience, and Podio experience.

The job responsibilities will include:

Creating seller direct & online marketing campaigns to generate leads, data mining to find distressed properties, and motivated sellers by searching real estate websites and scraping foreclosure lists, delinquent tax records, vacant properties and other online databases. Cold Calling and and converting sellers into qualified leads, returning missed phone calls/voicemails from the motivated seller and cash buyer leads 

Workflow include:

1)  Setting expectation of the real estate investor home buying process (we buy homes in the area to help solve distressed homeowner problems).  Must follow customized motivated seller script to gauge seller motivation.  

2)  Qualifies and gathers motivated seller information during outbound and inbound calls.

3)  Gauges motivation by identifying the seller as a cold, warm, hot, or no lead status.

4)  Builds rapport with the seller to extract Seller’s Initial asking Price for their home.

5)  Use property inspection form to document property condition and call information.

6)  Evaluating and comping property values. 

7)  Submit offers on homes and closes the purchase/sale (per instructions from Investor).

8)  Preparing contracts and amendments

9)  Set home inspection appointments and coordinate home inspection schedules with inspectors using InvestorPO and Podio.

8)  Create Competitive Market Analysis (CMA) reports and run comps for property leads. 

9)  Add property lead information and update lead status in a customer relationship manager (Call Rail or InvestorPO CRM).  

  1. Submit real estate offers and update offer tracker on a daily basis. 
  2. Send daily start of day & end of day emails with call activity report.

There is an opportunity for this role to transition into a full-time role. Additional projects will be assigned based on the candidate's computer skills and real estate knowledge.

Compensation includes Bonus upon Closed Acquisitions
